North Reading roofs, area by area

What's on the roofs in North Reading

North Reading stayed small for a long time: about 1,300 people in 1915 and fewer than 2,900 in 1940. It grew to about 12,000 by 1990 and more than 15,500 today. The town's master plan says about 80% of its housing is single-family homes. Main Street is Route 28 and Route 62 crosses the town center, but there's no direct I-93 access; drivers use the Wilmington exits. The Ipswich River runs through the middle of town.

Town Common and Center

The town's civic center around the Town Common, laid out as a meeting house common in 1717, at Park and Haverhill Streets. It's the Center Village Historic District.

Martin's Pond

Modest summer homes went up around the pond in the early 1900s, including Colonial Revival bungalows and simple Craftsman cottages. Later subdivisions filled in around them.

West Village

A mill site by the late 1600s, West Village became a secondary commercial center once the Andover Turnpike, now Main Street, came through.

Chestnut Street

Chestnut Street village emerged as the core of the town's more affluent residential development.

Ipswich River

The river runs through the center of town. On damp, shaded lots near the river and its wetlands, roofs and gutters can wear faster.

North Reading houses

Roofing North Reading's colonials, cottages and newer homes

Colonial and Federal houses. North Reading has center-chimney and Georgian houses from the mid-1700s and Federal houses around the Center, Harmony Vale, Park Street and Elm Street. Big chimneys and old board decking need attention during a re-roof.

Pond cottages and bungalows. Around Martin's Pond, early-1900s summer houses were simply built. Low porch roofs often need a membrane (see flat and rubber roofs), and small attics need good ventilation to avoid ice dams.

Post-war and newer homes. Most of the town's growth came after 1940, and those houses are now on their second or third roof. Two existing layers means a full tear-off.

FAQ

North Reading roofing questions

Does North Reading require a permit for a new roof?

Yes. The town's business guide says building permits are required to construct, reconstruct, alter, repair, remove or demolish a building, and the state's contractor chart lists new or replacement roofing as needing a permit. Contractors submit workers' comp forms, and the Building Department asks for a certificate of insurance naming the Town of North Reading as certificate holder.

My house is in the Center Village Historic District. What applies?

North Reading's Historic District Commission oversees the Center Village Historic District around the Town Common, and it must approve exterior alterations using its 2008 design guidelines. Check with the Commission before changing roofing materials or other visible features.

We have a bungalow near Martin's Pond. What should the roofer look for?

Martin's Pond started as an area of modest summer homes in the early 1900s, with Colonial Revival bungalows and simple Craftsman cottages. Houses like these often have light rafters, low porch roofs and shallow attics. Have the roofer check the framing and ventilation, and plan a membrane for any roof too flat for shingles.

Who needs to be licensed to replace my roof?

The state's chart calls for a Construction Supervisor License (roofing covering at minimum) and Home Improvement Contractor registration for roof replacement on owner-occupied one- to four-family homes. Ask for both numbers and look them up.

Do homeowners pay to use Roofing Service Pros?

No. The call and the referral are free. Your price and contract are between you and the roofing contractor.
