Andover roofs, village by village
What's on the roofs in Andover
Andover has an unusually deep stock of older homes. The Massachusetts Historical Commission notes that traditional 18th-century house forms stayed popular here for a long time, and that early-1900s builders showed a strong local attachment to Colonial Revival design. Later, Andover grew as a commuter town at the meeting of I-93 and I-495, with subdivisions carved from old estates and farms. That mix means roofing here often comes with extra care for details, and in two areas, a historic commission.

Ballardvale
Andover's first planned mill community, built around the Ballardvale Manufacturing Company on the Shawsheen River. Today it's a local historic district, so some roof changes go through its commission.
Shawsheen Village
Between 1918 and 1925 the American Woolen Company rebuilt this area as a 600-acre Colonial Revival model community for its managers. Colonial Revival rooflines, dormers and trim run throughout.
Andover Village and Main Street
The town's civic and commercial center, with large estates laid out along Main Street north and south of the village. Big roofs, multiple chimneys and complex flashing are common.
Frye Village
One of the town's oldest mill settlements, started when Samuel Frye built a saw and grist mill in 1718. Much of the area was later absorbed into Shawsheen Village.
West Parish
The center of Andover's old farming community, around the West Parish Church of 1826, the oldest house of worship standing in town. Farmhouses here have long roofs with ells and additions.

Andover houses
Roofing Andover's colonials, Victorians and estate-era homes
18th-century and Federal houses. Andover kept building in traditional colonial forms well into the 1800s. On houses this old, expect board sheathing instead of plywood, rafters that aren't perfectly even, and chimneys that need fresh flashing every time the roof is replaced.
Victorian homes. Italianate, Queen Anne and Shingle-style houses from the 1800s bring turrets, bay roofs, wide overhangs and many valleys. Each intersection is a potential leak, so a replacement estimate should spell out flashing and valley work, not just square footage.
Colonial Revival. Shawsheen Village and many early-1900s neighborhoods are full of Colonial Revival houses with dormers and gambrel or hip roofs. Dormer cheeks and the joint between dormer and main roof are the usual trouble spots.
Post-war subdivisions. Homes built on former estates and farmland after the highways arrived are now due for replacement roofs. Attic ventilation and insulation are worth checking at the same time, since they decide whether you get ice dams.

Permits and historic review
Roofing permits in Andover
Building permit. Andover's Building Division issues permits for all types of construction, and roofing is a listed permit type. Applications go through the town's Online Permit Center, with the contractor's HIC and CSL licenses as applicable, proof of liability insurance and a workers' comp affidavit. Roofing permits are exempt from the plot-plan requirement.
Building card. The contractor picks up a building card before work starts, and it has to be kept on site.
Historic districts. Andover has two local historic districts under M.G.L. c. 40C: Ballardvale and Central Street, each with its own commission. Both exempt roof color and roof-mounted solar panels. A change in roofing material that alters the outward appearance can need a certificate, so check with the commission before you sign a contract. Shawsheen Village and other National Register areas aren't local districts, so National Register status alone doesn't add a review.
Licensing. We verify the credentials a job requires before we send a contractor any calls.
Roofing Service Pros is a referral service. We don't pull permits or do roofing work. The roofing contractor who does the job handles the permit.
FAQ
Andover roofing questions
What does Andover ask for with a roofing permit?
Roofing is one of the permit types on the town's Building Permit Checklist. Applications go through Andover's Online Permit Center, and the checklist calls for the contractor's HIC and CSL licenses where applicable, a certificate of liability insurance and a workers' comp affidavit. Roofing permits don't need a plot plan. Before work starts, the contractor picks up the building card, which has to stay on site.
My house is in Ballardvale. Do I need approval for a new roof?
It depends on what changes. Ballardvale is a local historic district with its own Historic District Commission. Its bylaw exempts the color of roofing materials and roof-mounted solar panels, and it exempts ordinary maintenance only when there's no substantial change in design, material or outward appearance. Switching roof materials on a part of the house visible from the street can need a certificate. Check with the Commission before you sign.
Is the Central Street area a historic district too?
Yes. Town Meeting created the Central Street Historic District in April 2025, with its own commission. Like Ballardvale, its bylaw exempts roof color and roof-mounted solar, and covers changes in design or materials. Call the commission before changing roofing materials.
Our Shawsheen Village house has a slate or older roof. Can it be replaced with shingles?
Often, but get the details right. Shawsheen Village isn't a local historic district, so there's no commission review, but its 1918–1925 Colonial Revival houses have consistent details, and a good roofer will match ridge lines, eave details and trim rather than flattening them. Ask what happens to copper flashing and gutters.
Does Roofing Service Pros charge homeowners?
No. The call and the referral cost you nothing. Your estimate, price and contract are between you and the roofing contractor.
