New Hampshire rules

Hiring a roofer in New Hampshire

New Hampshire leaves more of the checking to the homeowner than Massachusetts does. There's no state contractor license to look up, so the paperwork you ask for matters.

  • No state licenseRoofing and general contractors aren't licensed by the state. A contractor claiming a "state roofing license" is a warning sign.
  • Several written estimatesThe state Department of Justice recommends getting at least three written, itemized estimates and asking for references from past jobs.
  • Proof of insuranceAsk each contractor for it. Contractors with employees must carry workers' compensation.
  • A written contract firstGet the work, materials, total price and payment schedule in writing before any work starts or any money changes hands.
  • Watch the depositThere's no legal cap, but the state flags more than half up front as a warning sign. Avoid cash-only deals.
  • Three days to cancelSales of $150 or more made at your home can generally be cancelled until midnight of the third business day.

Permits

Building permits work town by town

New Hampshire's state building code applies to construction everywhere in the state, but issuing permits is left to towns and cities, and not every town handles it the same way. Before a roofing job, check your town's building department page or call the office. On our town pages, we link the local building department and note what it says about roofing.

Whatever your town requires, the contractor should know the local rules and handle the permit. Ask about it before you sign.

FAQ

New Hampshire roofing questions

Do roofers need a license in New Hampshire?

No. New Hampshire doesn't license general or roofing contractors; the state Department of Justice says plainly that contractors here do not need to be licensed. Electricians and plumbers are licensed, but the roofer isn't. That makes insurance, references and a written contract more important.

Do I need a permit to replace my roof in New Hampshire?

It depends on your town. New Hampshire has a statewide building code, but permits are issued locally, and towns set their own permit lists. Check with your town's building department, or have the contractor confirm and pull the permit if one is required.

How much should I pay up front?

New Hampshire doesn't set a legal cap on deposits. The state Department of Justice warns that a down payment of more than half the job is a red flag, and recommends never agreeing to a cash-only deal.

Can I cancel a roofing contract after signing?

If you bought at home or anywhere other than the seller's place of business and the sale is $150 or more, New Hampshire law generally gives you until midnight of the third business day to cancel.

Is there a charge to use Roofing Service Pros?

No. The call and the referral are free to homeowners. Your estimate and any work are agreed directly between you and the roofing contractor.
