Westford roofs, village by village
What's on the roofs in Westford
Westford's Master Plan describes six historic villages, but most of the town's houses are newer than that history suggests. Westford stayed relatively undeveloped until the mid-1960s. Interstate 495 arrived in 1961, one-acre zoning was already in place, and conventional subdivisions became the town's dominant land use. Population roughly doubled between 1970 and 2000. So the typical Westford roof is on a detached single-family home on a large lot, with older village houses at the town's historic crossroads.

Westford Center
The town's civic center around the green, with Town Hall and the library. By the late 1800s it had become a well-to-do residential village, and today it's a National Register historic district.
Forge Village
The largest and best-preserved of Westford's factory villages, with the Abbot Mill tower standing over it. Some of the town's earliest mill-worker housing, from the 1870s and 1880s, is here.
Graniteville
Became a mill village after about 1854, later known for granite quarrying and wool. Early-1900s worker housing here included Colonial Revival double houses, which share a single roof.
Nabnasset
A densely settled summer cottage community around Nabnasset Lake that grew quickly in the 1920s. Small cottage roofs and later additions call for a careful look at framing.
Parker Village
With its stone walls, open fields and historic farmhouses, the Master Plan calls it a visual time capsule of rural Westford. Farmhouse roofs here are often long, with ells and later additions.

Westford houses
Roofing Westford's subdivision homes and village houses
Subdivision homes from the 1960s on. These are most of Westford's houses: detached single-family homes on one-acre or larger lots. Homes built from the 1970s through the 1990s are now reaching the end of their original or second roofs. Common signs are curling or cracked shingles, granules collecting in the gutters, and leaks at skylights, chimneys and plumbing vents.
Big, complex roofs. Larger houses often have several roof planes, valleys, dormers and attached garages. More valleys and walls mean more flashing, which is where good and poor installs differ most. Ask how each valley and wall joint will be handled.
Village houses. In the Center, Forge Village and Graniteville, older homes range from two-story center-chimney colonials to Greek Revival, Italianate and Queen Anne houses. Old board sheathing, chimney flashing and gutters tied into trim need attention during a re-roof.
Winters and trees. Wooded lots shade roofs and drop debris, and shaded eaves can hold ice. See ice dams and storm damage.

Permits
Roofing permits in Westford
Building permit. Westford's Building Department issues permits for construction regulated by the state building code, and roofing applications are filed online through the town's permit portal. Each application needs the contractor's current license and valid insurance, with a certificate of insurance naming the Town as certificate holder and a workers' comp affidavit naming the Town.
Starting work. According to the town's roofing and siding checklist, work may begin after the Building Commissioner signs the permit and it's properly posted.
Historic review. We found no local historic district in Westford that reviews roofing. The National Register listings for Westford Center and the villages don't add a permit review by themselves.
Licensing. We verify the credentials a job requires before we send a contractor any calls.
Roofing Service Pros is a referral service. We don't pull permits or do roofing work. The roofing contractor who does the job handles the permit.
FAQ
Westford roofing questions
How do roofing permits work in Westford?
Westford's Building Department handles roofing applications online through the town's permit portal and encourages applicants to submit and pay there. Every application needs a copy of the contractor's current license and valid insurance, including a certificate of insurance naming the Town as certificate holder and a workers' comp affidavit naming the Town. Work can begin once the Building Commissioner signs the permit and it's posted.
Is there a historic district review for roofs in Westford?
We didn't find a local historic district in Westford that reviews roofing. Westford Center and several villages are on the National Register, which doesn't by itself require approval for a re-roof. The town does have a demolition delay bylaw, but that covers demolition, not roofing. If your house is unusually old or prominent, a quick call to the Historical Commission costs nothing.
We have a cottage on Nabnasset Lake that's been winterized. What should the roofer check?
Nabnasset started as a summer cottage community. Cottages that were later converted to year-round homes may have small rafters, little attic space and low-pitch additions. Ask for a framing and decking check before a heavier roof goes on, and make sure ventilation is planned for winter use.
Our house is on a big wooded lot. Does that affect the roof?
Often. Heavy shade keeps a roof damp, which encourages moss and algae, and nearby trees drop limbs in storms and fill gutters with debris. Trimming back overhanging branches before a new roof goes on helps it last longer.
What does Roofing Service Pros charge?
Nothing to homeowners. The call and referral are free. Your estimate and any contract are between you and the roofing contractor.
